In 2021, Crosland Southeast commenced development on a 158-acre master-planned project in Indian Land, SC, called The Exchange. Developed in phases, The Exchange today consists of a Lowes Foods-anchored shopping center with outparcels, a Costco with a 24-pump gas station, 320 for-sale townhomes currently under development by Taylor Morrison, and a 400-unit garden apartment community currently under development by Ares and Crosland Southeast.

The Exchange is surrounded by an abundance of new commercial and residential development both up and down the 521 corridor. Additionally, the Medical University of South Carolina (MUSC) is building a new 50-bed hospital and 60,000 sq. ft. medical office building one mile from the property.
