Leading Developer Crosland Southeast Announces Publix Super Markets to Anchor Latta Park

Walkable community with integrated retail set to break ground early 2023





Durham, N.C., May 31, 2022 – Leading North Carolina-based real estate developer Crosland Southeast is pleased to announce Publix Super Markets will be the grocery anchor of the 30-acre Latta Park development in north Durham. Latta Park, a walkable planned community located at the southeast corner of the intersection of Latta and Guess Roads, will blend nearly 55,000 square feet of retail space and generous open space with more than 175 townhomes built by Tri Pointe Homes, one of the nation’s largest homebuilders. Construction will begin in early 2023.


Latta Park will feature 54,694 sq. ft. of commercial space, including the 41,744 sq. ft. Publix. The retail will be integrated in a park-like setting with community green space, multi-use trails, public art features and a food truck terrace showcasing Durham’s diverse and vibrant culinary scene.

As part of the Latta Park project, Crosland Southeast will complete an estimated $2M+ of improvements to widen the intersection of Guess and Latta Roads, adding a second left turn lane on Latta and adding new sidewalks and a dedicated bike lane along Latta Road, among other improvements.


A prominent, unifying element of the design is the preservation of the existing natural tree canopy along the corner of Guess and Latta Roads as part of the neighborhood park. Natural surface paths will be provided, allowing pedestrians from nearby communities to walk through the communal park space to a community lawn where local restaurants will provide generous outdoor seating in a park side setting. A pedestrian connection will offer easy access to Easley Elementary School for pedestrians and bikes.


Tri Pointe Homes is expected to offer 175+ two- and three-story front and rear-loaded townhomes. Floorplans will range in size from 1,650 to 2,300+ sq. ft. with anticipated pricing from the high $300Ks. Construction on the townhomes will begin by early 2024.


Tri Pointe Homes Raleigh sold out townhome communities in both Townes at North Salem in Apex and Waterside in Raleigh and is currently selling townhomes at Chatham Park with sales additionally expected to start at both Holding Village in Wake Forest, Barlow in Raleigh and Tredenham in Durham by the end of 2022.


Crosland Southeast has made a commitment that a minimum of 5 percent of the residential units shall be designated as Affordable Housing Dwelling Units as defined by Unified Development Ordinance (UDO) Section 17.3. These units will be designed with similar quality and blend in with the surrounding residences, yet they will be financially subsidized by the Latta Park development to provide long-term affordability for households that qualify.


Crosland Southeast is responsible for some of the Carolinas’ most successful mixed- and multi-use developments including Waverly and Blakeney in Charlotte and Biltmore Park Town Square in Asheville. It is currently planning a transformative 77-acre project along Main Street in Rolesville called Wallbrook which also features Publix as an anchor.
